Roof washing along the 221 corridor

Roebuck sits just south of the city of Spartanburg where US 221 and I-26 come together, which puts it between downtown and the Moore side of the county. It is close enough to town to be a short drive for us and far enough out that plenty of houses sit back from the road with real tree cover around them. That combination is why we get called out here.

The calls usually start the same way. A homeowner pulls into the driveway, looks up, and the roof has gone dark in a way it did not used to be. Sometimes it is streaks running down from the ridge. Sometimes it is a dull, patchy shading that only shows on one part of the roof. Sometimes there is green in the valleys or a crust of lichen on older shingles.

Dark staining on asphalt shingles is commonly organic growth, and growth washes off. What we do about it is straightforward: low pressure, a cleaning solution that does the actual work, and a rinse. No pressure washer pointed at your shingles. If you want the detail on the method itself, it is all on the roof cleaning page.

Why Roebuck roofs pick up growth

  • Roebuck runs along the US 221 corridor between Spartanburg and Moore, so it is a short trip for us either way. If you are looking at roofs in both directions, there is also a Moore roof cleaning page and a Spartanburg one
  • Shade is the thing that decides how fast a roof goes dark, and where a house sits back under mature trees — common enough around Roebuck — the shingles simply stay wet longer after rain and dew
  • Overhanging limbs drop leaves and pine straw into roof valleys and gutter lines. That debris holds water against the shingle, which is where moss tends to start rather than on the open slopes
  • Houses set well back from the road hide the problem from the owner. People often find out how dark the roof has gotten from a photo, a drone shot during a real estate listing, or a neighbor mentioning it
  • The same growth that discolors a roof usually shows up on north-facing siding, gutters and shaded concrete on the same property, which is why roof washes here often get paired with something else

Roebuck roof cleaning FAQ

Is every dark stain on a roof algae?

No, and that matters before anyone quotes you. Black streaking on asphalt shingles is commonly a hardy algae, and that comes off. But granule loss on an aging roof, shadowing from trees, patched sections with mismatched shingles, and staining around a rusted vent or flashing all look similar from the ground and none of them wash off. We'd rather look at photos and tell you it isn't a cleaning job than take the work and leave you disappointed.

Why is one slope of my roof so much worse than the other?

Because the two slopes don't dry at the same rate. The side that gets less sun holds moisture longer after rain and overnight dew, and organic growth does better in those conditions. A slope shaded by trees behaves the same way. It's normal to find one face of a roof heavily streaked and the other looking close to clean on the same house, and it's usually the side you can't see from the driveway that's worse.

Will washing make an older roof look new again?

It removes what's growing on the shingle, and on a lot of roofs that's most of what's making it look old. What it can't do is restore a shingle that has already lost granules, flattened out or curled at the edges — that's wear, not growth, and washing doesn't reverse it. Send a few photos and we'll give you an honest read on how much of the difference is likely to come from cleaning.

Can you clean the gutters or the driveway while you're at the house?

Yes, and it's worth asking. A roof wash sends dead growth and grit down into the gutters anyway, so gutter cleaning pairs naturally with it. Concrete, siding and walkways are all things we're equipped for on the same visit. Gutters are priced separately, by linear foot.

Do I need to do anything to get ready before you arrive?

Very little. Close the windows, move vehicles clear of the work area, and let us know about anything in the yard you're particular about. We need access to what we're cleaning and a working outdoor water spigot. If you have a pet that goes out unattended, keep them in while we're working.

What will the roof look like right after you finish?

On most roofs, dramatically better the same day. Heavy moss and lichen are the exception: those are treated rather than scraped off, and they keep breaking down and washing away over the following weeks as rain works on them. If your roof is in that category we'll tell you before we start, so the result matches what you were expecting.
